\nThis is exactly where a new dynamic is emerging: projects increasingly require additional capital components — opening up investment opportunities that were previously accessible mainly to institutional investors. \nSo, does investing in real estate still make sense today? The answer is yes — but differently than before. \n<\/p>\n\n\n\n
In this interview, Invesdor’s real estate experts — Anna Hoos, Stefan Ertl<\/strong> and Christopher Müller<\/strong> — explain how the market has changed, where new opportunities are emerging, and what investors should pay attention to today.<\/p>\n\n\n\n Stefan Ertl:<\/strong> We are coming out of a highly complex market phase that has already had noticeable economic effects, especially within the banking sector. Banks are financing projects much more cautiously today than they did a few years ago and are covering smaller portions of total project costs. At the same time, demand for real estate remains strong across many sectors. This creates a financing gap, as developers now need to provide more equity to move projects forward.<\/p>\n\n\n\n Christopher Müller:<\/strong> The real estate market moves in cycles — and we are currently in one of those cycles. However, the current downturn and adjustment phase has been accelerated by an exceptional combination of external shocks: COVID‑19, the war in Ukraine, the energy crisis, inflation, and rising interest rates all impacted the market within a short period of time. Even so, the overall market behaviour still reflects patterns we know from traditional real estate cycles.<\/p>\n\n\n\n What makes this phase different is the structural transformation emerging from it. Higher financing costs, persistently elevated construction costs, increasing regulatory requirements, and growing political pressure around housing are leading to a new market equilibrium. The market that emerges from this period will look fundamentally different from the one before the crisis.<\/p>\n\n\n\n At the same time, housing remains one of the most urgent topics. Demand for residential space continues to significantly exceed supply. In Germany alone, the government is currently missing its annual target of 400,000 new homes by approximately 100,000 to 150,000 units, while a broader housing shortage of more than one million homes is being discussed. Housing and infrastructure therefore remain structural pillars within a market that is currently repositioning itself.<\/p>\n\n\n\n Christopher Müller:<\/strong> Invesdor originally comes from corporate financing and has evolved continuously over the past years. We also see strong future potential in converting office space into residential use: in many locations, office vacancies are rising while there is still a shortage of affordable housing — especially in cities. This is precisely where smart project development and appropriate financing solutions can create real added value for tenants, owners and investors.<\/p>\n\n\n\n Anna Hoos:<\/strong> With an investment via our platform, you are not buying a property yourself. Instead, you participate as a capital provider in the financing of a specific project — with a fixed interest rate and a clearly defined term. Unlike a traditional property purchase, investors do not have to deal with selection, acquisition, management or letting; that responsibility lies entirely with the developer. Investors participate in the agreed interest payments and can gain exposure to real estate with comparatively small amounts.<\/p>\n\n\n\n Christopher Müller:<\/strong> With a direct property purchase, capital is tied up in a single asset and all obligations come with it — from ancillary costs and maintenance to letting and vacancy risk. In addition, we select our projects based on clearly defined criteria and make sure the business model, financing and terms for investors are described in a clear, understandable way. Nevertheless, the following always applies: crowdinvesting is an entrepreneurial investment with subordinated risk and a risk of total loss; even careful selection and collateral cannot eliminate risks.<\/p>\n\n\n\n Anna Hoos:<\/strong> We present those projects whose concepts appear plausible and robust under current market conditions — for example in terms of location, use, financing and planning. In our selection, we apply multi‑layered criteria and bring in different perspectives from within our team, including the strength of the concept and its overall suitability for crowdinvesting. We pay particular attention to ensuring that structure, potential collateral, opportunities and risks are described transparently so that investors can make a well‑informed decision of their own.<\/p>\n\n\n\n Christopher Müller:<\/strong> Real estate financings can be a meaningful addition to a portfolio because there is ultimately a tangible asset behind them — whether that is a residential building, logistics property or commercial asset. This makes the investment more concrete and comprehensible for many investors. Via our platform, they invest in clearly defined project phases with fixed interest and a manageable term, usually in the range of around one to three years. It is not a risk‑free investment, but it can be one building block for complementing a portfolio with return‑oriented investments linked to tangible assets, without having to buy property directly.<\/p>\n\n\n\n Stefan Ertl:<\/strong> The key is to understand the project as a whole. So: what exactly is being built or developed — and in which phase is the project currently?
